Blackhorse Mills regenerates the former Ferry Lane Industrial Estate on the edge of Walthamstow’s wetlands; an array of landscaped area and reservoirs – transforming the area into an environmentally, sensitively designed ‘Build to Rent’ development.
479 new homes have been created across five blocks connected by an elevated terrace at podium level offering views across the water and an eclectic mix of amenities and activities for residents and the public.
Creating a strong sense of ‘community’ within this scheme was integral, with a strong emphasis on the design and integration of various communal areas within the buildings, which include:
• a heated outdoor Swimming Pool,
• an extensive Gym,
• an outdoor BBQ area,
• shared dining facilities for hire,
• doorstep play facilities for young children.
Central to the core area of the building is the design of a flexible, robust space to enable local exhibitions and community events, and will involve and educate local school children and others on culture, ecology and sustainability. This space forms the heart of the development, significantly contributing to the transition from an industrial area to a mixed-use development and creating a destination within the new housing zone and wider community.
The development’s design celebrates and heralds its green location alongside the High Maynard Reservoirs, incorporating extensive new landscaping including 197 new trees, diverse planting and grasses.
Since its completion in August 2020, Blackhorse Mills has racked an array of impressive awards: the first BTR scheme to achieve the Home Quality Mark status from BRE Global and the ‘largest residential development to achieve this to date’ in the UK.
Furthermore, WiredScore, an international rating scheme working within the real estate sector, awarded the scheme a Gold certification; the highest accolade it has ever awarded for digital connectivity on a residential building.
The development has since gone on to gain a coveted Secured by Design Gold Award due to the successful partnership as rated by the Metropolitan Police’s Designing Out Crime team, and most recently, was recognised at the prestigious WhatHouse? Awards 2020 where it was awarded a Silver in the ‘Best Build-To-Rent’ category.
