A regeneration scheme of national significance

Meridian Water has been identified as London’s nationally significant £6bn major regeneration project that will deliver at least 10,000 homes and thousands of jobs in Enfield over the next 20 years. It will create a vibrant and sustainable new community where the design will encourage residents to have healthy, active lifestyles and where our social value offering will promote enduring social cohesion.

Vistry Partnerships: a development partner of choice

Vistry Partnerships submitted a bid to develop the first phase having received the opportunity through the GLA’s London Development Panel 2 (LDP2), on which we were ranked third out of 100 competitors. Our bid was successful and we have been selected as the Preferred Purchaser to develop the scheme in partnership with Enfield Council. The first phase will deliver a minimum of 725 new homes, 30,000ft² of retail and green/open space. The development will deliver a mix in tenure of Private Sale, Private Rent (PRS) and Affordable Housing spanning over 13 blocks ranging from four to 12 storeys in height.

Social value offering

As well as delivering these much needed new homes, VP has developed a plan to enhance social value and incorporate a placemaking approach through a meanwhile-use strategy. This is a strategy undertaken to deliver on social objectives outlined in local policy. VP has set out not only to alleviate the housing problem but also to address social issues in the Borough of Enfield. We intend to use the opportunities intrinsic within the scheme to increase levels of aspiration and achievement in the Borough while also addressing the construction skills gap. Our Meridian Skills Academy will provide skills, training and ultimately employment opportunities for the local community.

In-house development and construction expertise

VP utilised its experience at bid stage to deliver a robust and high-quality proposal. This is bolstered by our in-house team covering all disciplines and stages of development and construction. Additionally, our ability to coordinate and manage a number of industry-leading consultants allowed VP to deliver the winning bid.

A partnership for the long-term
VP and the London Borough of Enfield are currently negotiating a partnership where Enfield will be active in the design and delivery of the scheme and take ownership of certain elements of the development. VP’s model and experience in complex partnerships played an important role in securing this opportunity. This partnership will continue as further phases of this large- scale regeneration are brought forward.

A pioneering new community
This site is not somewhere most people would consider living in its current form. Existing land use is predominantly light industrial, with a large IKEA and Tesco dominating the horizon. There is a former gas holder site nearby which forms part of the wider masterplan. There are significant planning and remediation issues to overcome before works can commence. However, with our in-house expertise combined with a genuine passion, drive and enthusiasm to deliver a truly transformational scheme, Vistry Partnerships will deliver a pioneering new community turning this challenging brownfield site into an enduring success. Placemaking is at the heart of all we do. Through a combination of intelligent design inspired by local heritage, materials and landscape and with a well executed social value strategy developed in collaboration with the local community, Meridian Water will be a benchmark for future large scale regeneration projects, setting the standard for what can be achieved.

From the start I made it clear that I wanted the primary beneficiaries of Meridian Water to be local residents and the agreement we have struck with Vistry Partnerships (formerly Galliford Try Partnerships) enshrines that guiding principle.
These will be world class dwellings for families in Edmonton, they will be properties residents will be proud to call homes and this development will be a shining example of how councils can lead major regeneration projects to deliver real benefit for their residents.
Meridian One will provide a significant number of family homes and a wide range of different types of housing, which will suit a wide range of budgets and lifestyles and reflect our commitment to tackling the housing crisis in Enfield.
This diversity of housing will play a major role in alleviating the pressure on housing in Enfield and give residents real choice when it comes to choosing what sort of accommodation they want to live in.
