Quayside is a significant development of extra care apartments for people aged over 55. It was developed in partnership with the Homes and Communities Agency, Devon County Council and South Hams Council and then built for our project partner, The Guinness Partnership. The scheme totals 60 apartments, is set among beautifully designed communal gardens and is located close to the River Dart.

With age-restricted affordable housing in short supply, Quayside provides 30 apartments for shared ownership and a further 30 for affordable rent.

Within the development there is a mix of community spaces including a hair salon, café/bistro and an expansive terrace with views to the river.

In terms of design, the site topography was challenging. However, the building steps up the site and the final massing was informed by a sun path analysis to determine the maximum possible sunlight into the courtyard area throughout the year. The intention was also to maximise the fantastic views from the site towards the River Dart and the town of Totnes.

The building is designed to be dementia friendly and can easily be adapted to meet the ever-changing needs of the users as required. That approach to design has had a significant influence on the internal arrangement of spaces: communal spaces are clearly defined by material, colour and layout; each floor level is colour coded to aid wayfinding; corridors are intended to be open ended providing a visual link to outside. 

The development was crowned Best Large Commercial Building at the LABC South West Awards and“Best Specialist Residential at the Building Excellence Awards.
